Please read these Terms and Conditions carefully before engaging Zruti Consulting's services. By using our website or engaging our services, you confirm that you have read, understood, and agree to be bound by these terms.
Section 01

Acceptance of Terms

These Terms and Conditions ("Terms") govern your use of the website zruticonsulting.in and any consulting services provided by Zruti Consulting ("Company", "we", "us", or "our"), a real estate consultancy registered and operating under the laws of India.

By accessing our website, submitting a contact form, or engaging our consulting services in any form, you ("Client", "you", or "your") acknowledge that you have read these Terms and agree to be legally bound by them. If you do not agree with any part of these Terms, you must not use our services.

Section 02

Services

Zruti Consulting offers real estate advisory and consulting services including but not limited to:

  • Investment advisory and portfolio analysis
  • Property valuation and market assessments
  • Transaction management and deal facilitation
  • Development consulting for builders and promoters
  • Legal and due diligence support coordination
  • Portfolio management and performance review

All services are subject to a separate engagement letter or service agreement that will outline the specific scope, deliverables, timelines, and fees applicable to each engagement. These Terms form the foundation upon which all such agreements operate.

We reserve the right to decline, modify, or withdraw any service at our discretion, without obligation to provide a reason, provided such decision does not breach an existing binding agreement.

Section 03

Eligibility

Our services are available to individuals aged 18 years or older, and to legally registered companies and entities. By engaging our services you represent and warrant that:

  • You are at least 18 years of age;
  • You have the legal capacity and authority to enter into a binding agreement;
  • You are not engaging our services for any unlawful purpose;
  • All information you provide to us is accurate, current, and complete.
Section 04

Fees & Payment

Our consulting fees are agreed upon in writing prior to the commencement of any engagement. Fees may be structured as a fixed retainer, project-based fee, hourly rate, or a success/transaction fee depending on the nature of the service.

Unless otherwise stated in the engagement letter:

  • Invoices are due within 15 days of the date of issue;
  • Late payments attract interest at 18% per annum from the due date;
  • All fees are exclusive of applicable GST, which will be charged at prevailing rates;
  • Out-of-pocket expenses (travel, registrations, legal fees) are reimbursable unless included in a fixed fee arrangement.

We reserve the right to suspend services for accounts with outstanding payments beyond 30 days.

Section 05

Refund Policy

Given the advisory nature of our services, fees paid for work already commenced or delivered are generally non-refundable. Refunds may be considered in the following circumstances only:

  • The engagement is cancelled by Zruti Consulting before commencement;
  • A billing error has occurred — to be reported within 7 days of invoice;
  • Explicitly agreed upon in a written service agreement.

All refund requests must be submitted in writing to info@zruticonsulting.in and will be reviewed within 14 working days. Approved refunds will be processed within 30 days via the original payment method.

Section 06

Confidentiality

Both parties agree to keep confidential all non-public information disclosed during the course of the engagement. Zruti Consulting will not disclose your personal information, financial data, or property details to any third party except:

  • With your explicit written consent;
  • As required by law, court order, or regulatory authority;
  • To sub-contractors or professional advisors engaged to deliver the service (who are bound by equivalent confidentiality obligations).

This confidentiality obligation survives the termination of any engagement for a period of 3 years.

Disclaimer

Zruti Consulting provides advisory and consulting services only. We do not act as real estate agents, brokers, legal advisors, or financial advisors in a regulated capacity. Our advice is based on information available at the time and should not be construed as a guarantee of results or investment returns.

Important: Real estate investments involve inherent risks including market fluctuations, regulatory changes, and liquidity constraints. Past performance is not indicative of future results. Clients are advised to consult their own legal, financial, and tax advisors before making any investment decisions.

The information on our website is provided for general informational purposes only and does not constitute professional advice. We make no representations or warranties of any kind, express or implied, about the completeness, accuracy, or reliability of the information on our site.

Section 08

Limitation of Liability

To the fullest extent permitted by applicable law, Zruti Consulting shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, revenue, data, or goodwill, arising from or related to your use of our services.

Our total aggregate liability for any claim arising under or in connection with any engagement shall not exceed the total fees paid by the Client to Zruti Consulting in the three (3) months preceding the event giving rise to the claim.

Nothing in these Terms excludes or limits our liability for fraud, death or personal injury caused by our negligence, or any other liability that cannot be excluded under applicable Indian law.

Section 09

Intellectual Property

All content on this website, including but not limited to text, graphics, logos, reports, and methodologies, is the intellectual property of Zruti Consulting and is protected under applicable Indian copyright and intellectual property laws.

Reports, analyses, and deliverables created for you remain the intellectual property of Zruti Consulting until fees are paid in full, upon which a non-exclusive licence to use the deliverables for the agreed purpose is granted to you.

You may not reproduce, distribute, or create derivative works from our content without our prior written consent.

Section 10

Termination

Either party may terminate an engagement by giving 30 days' written notice to the other, unless a different notice period is specified in the engagement letter. Upon termination:

  • You will pay for all services rendered up to the date of termination;
  • We will provide any deliverables completed up to that date;
  • Confidentiality obligations continue as described in Section 06.

We reserve the right to terminate immediately and without notice in cases of non-payment, breach of these Terms, or conduct that we reasonably consider to be fraudulent or harmful.

Section 11

Governing Law & Dispute Resolution

These Terms are governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these Terms or any engagement shall be subject to the exclusive jurisdiction of the courts of Mumbai, Maharashtra.

Before initiating legal proceedings, the parties agree to attempt to resolve any dispute through good-faith negotiation for a period of 30 days. If unresolved, disputes may be referred to arbitration under the Arbitration and Conciliation Act, 1996, with a sole arbitrator appointed by mutual agreement.

Section 12

Changes to Terms

We reserve the right to update or modify these Terms at any time. Changes will be posted on this page with an updated "Last Modified" date. Continued use of our services after any such changes constitutes your acceptance of the new Terms.

For material changes, we will make reasonable efforts to notify existing clients via email. We encourage you to review these Terms periodically.
